This Department enforces all applicable State and local codes, including but not limited to the Uniform Building Code of the State of New York and the Zoning Regulations of the Town of Milton.
This Department also reviews and issues all types of permits, including but not limited to residential and commercial construction, swimming pool installation, septic installation and repair, decks, sheds, siding and roofing installations, renovations, solid fuel burning device installation such as wood or pellet stoves, and sign installation and replacement.
Some smaller projects, such as storage buildings less than 144 square feet (12’x12’) and residential fence installations are exempt from the permit process. These permit-exempt projects due, however, still need to meet other zoning requirements such as setbacks to the property line and the height of the new building or fence.
Please call to discuss your proposed project at the early planning stage. This could save you time and money over the extent of your project.
Any permit issued will require certain onsite inspections to be completed by the Town. This could be limited to just one inspection or as many as ten or even more depending on your project. The required inspections for your project will be explained to you when your permit is issued. Inspections require a minimum of 24 hours prior notice of an inspector being onsite so please plan in advance so your project stays on schedule.
Zoning and planning applications, such as area and use variances, subdivision of land, special permit, and site plan review are also processed within the Building Department. Prior to being placed on either Board’s Agenda, the applicant must have a preliminary meeting with the Building Inspector to insure compliance with applicable codes and process.
